A Real Estate Investment Policy Statement translates philosophy into process. It defines how decisions are made, who makes them, and under what conditions capital is deployed.
An effective IPS typically outlines target returns, acceptable risk levels, preferred asset classes, geographic focus, leverage guidelines, and governance procedures. It also establishes clear roles for advisors, operators, and investment committees.
The purpose of an IPS is not to eliminate flexibility but to provide consistency. It reduces emotional decision-making and creates a reference point during periods of market volatility or internal disagreement.
For family offices managing multi-generational capital, an IPS serves as both an investment guide and a governance tool, preserving alignment as leadership evolves.
